Interviewing apartment brokers

How many brokers would you interview and how far in advance of contemplating a sale would you do so? What would be the top questions you would ask them? It's really that opening sentence that I am curious about, 7 unit property in the San Diego area. Local vs National firms? I know for homes that there is such a thing as local area expertise, is that true for apartments as well?

I have NO desire to waste anyone's time ( including my own ) but like many other owners receive numerous inquiries and if the day does come to sell in the next year or two what would be an advisable screening/interviewing process.

    why use a broker at all? why not set your price (nd there re all sorts of ways to figure that out) for what you want to net (with no broker commissions) and ask if there are buyers in this forum?  Seems like both side would win. Is that not allowed?
