College Rentals in Norman

We are looking at several college rentals in Norman. Curious on anyone's thoughts with regard to covid-19 and the potential for students to do more online vs. on campus classes. Right now the units I am looking at are off market and are all currently leased for the upcoming 2020-2021 school year. Just curious on anyone's thoughts for the future. My crystal ball seems to be broken.
