@Christopher B. I use QuickBooks Contractor desktop version. Do you mind sharing if you set up your individual properties as classes or do you assign them as a customer. I'm a general contractor so I have always set things up as a customer/job, however I've heard lots of people saying for real estate they use the class system. I am just wondering why they use that method.

I've been a commercial GC for 30 years and do my own residential construction for investment. With the correct expertise it's a huge benefit. I have 30 years of learning the right way and the wrong way. Your benefit ultimately in constructing your own deals is the recapture of the profit and general conditions a GC would charge you to complete a project, but in the end you are buying yourself a job. Someone has to be the PM and Superintendent and if your solo that's you. When I started out in construction I always said I had a staff of three, me myself and I. Now that I've built a machine and have staff and I reap the benefits. However, getting your license is not a gift card unless you can do the work required to pull deals together efficiently. We are looking at several college rentals in Norman. Curious on anyone's thoughts with regard to covid-19 and the potential for students to do more online vs. on campus classes. Right now the units I am looking at are off market and are all currently leased for the upcoming 2020-2021 school year. Just curious on anyone's thoughts for the future. My crystal ball seems to be broken.

@Jeff Lundeen They have been coming to Colorado in drives for many years now. 3 of my current tenants are from California.
