Student housing - Large multifamily/hotel

Myself and a few partners are interested in buying an old hotel that is near a fairly large school. There is currently limited student housing in the area.

1. How to coordinate with the schools? Or is this not a thing?

2. Advertising. We already know the basics. Getting a website up and running, and of course social media. Are there other ways that we can get the word out about the apartment complex once it’s up and running?

Also, if you have any knowledge you can drop on us. Mistakes, lessons learned. Anything of that nature would be greatly appreciated! Thanks!
