Success in a low cap market

Hey everyone,

I'm from Montreal, Canada and all the properties listed in the market have a very low cap, like 3-5. In my mind, a low cap can be a good opportunity for value-add deals, what do you think? Do you have any good tips on how to have success in markets like this?

Any insight would be really appreciated :)

@Daniel Lozowy

You are correct, when there are low cap rates any increase in NOI has a higher corresponding increase in value! So look for value add opportunities - problems you can fix that will increase the NOI!
