Hey guys,

I finally grouped some investors together and I just looked at a mobile home park for sale.

This will be our first purchase and we were trying to see from experience if anybody knew reasonable expenses for a mobile home park. All the homes we plan to buy are 15  years old or newer. The proforma given by the owner calculates a annual repair cost of $2800 which is what I consider to be hysterically low for 7 mobile homes.

Could anybody with experience give some reasonable figures? Also, does anybody outsource their repair and property management teams and, if so, how did you make it cost effective?

Hey guys thanks for the advice! I really appreciate it as I'm running the numbers for multiple properties. Where I'm at has very few rentals available. I'm also looking at other places I've lived (Richmond, VA, southeast Michigan, etc...). I just moved from the Bay but am not interested in those areas yet.

Hey guys,

I'm totally new to the investing process and wanted to start near where I work for my first rental.

I'm currently located in central/northeast PA and there is a dearth of great rentals and data regarding the market.

The broker I'm working with said that usually rentals go very quick. When I look at the typical properties they are single families/duplexes built in 1900 with many dated features.

Has anyone had the opportunity in a similar market? If so, what drove you to decide to invest or invest elsewhere?
