Omaha NE MF Lease Rates (Favorite Areas)

Hey BP.  Looking to develop a new hotel/apartment hybrid and have identified Omaha as a potential city to target based on the business economy.  Numbers and returns are based on a mix of hotel rates and Multifamily Class A/B lease rates.  In looking at some of the MF lease rates, it is all over the place and tough to pencil (not sure if I am over estimating my construction cost but looking into that).  Wanted to see if anyone has experience or is in the Omaha market that could provide insight.  Targeted property is close to University of NE Omaha, east of central Omaha.  That seems to be a high net worth area of Omaha.  Any thoughts on areas you MF investors like?
