Cheryl: i just had a survey with a couple small hotels last week. One was a budget and the other a super 8. Now these were not huge properties, one was 80 units the other 140. Both of which could be saving over 50% because their fixtures were old and others leaking.

It would amaze you to go into an appartment complex like I do with newly renovated units that are using fixtures that are pre 1993. This is why cities are offering rebates towards these fixtures even if they date pre 2009 in many cases.

Torsten, Bill: Not being able to tell what my products are complicates things a little bit, but I have said we all use these already everyday and it is a proven method of lowering water/sewage cost dramatically. When I meet with a big property whether it be a Hotel (privatley owned/franchised) or multifamily, I do provide the PM with a breakdown of everything and install my products free of charge to show how it works while displaying confidence.

Now im not saying I havent had success with PM companies, but come to the conclusion of what Jon and Nathan pointed out "what incentive do they have?". The PM doesnt have the authority to purchase my services, but has the influence being on the property and seeing first hand the savings to be had.

Jon: So if I offer a commission or compensation to a PM, wont that have the company the PM is working for questioning and wanting the compensation themselves? I would love to offer a type of motive for a PM to pass it along if the proposal is excepted but dont want to run into any legal trouble along the way.

Jon: I understand exactly what you are saying and Ive made many contacts over the years. However If I could just get in contact with an owner of a property that would be great. Many properties are owned by huge investment firms and multi-investors. If Im contacting a property with 600 units that is managed by big managment company they dont just let you contact an owner.

If you have any ideas on getting in contact with an owner Im all ears, but in most cases Ive been able to become a vendor for a managment company and after a few sucessful jobs they start to contact their properties themselves because of the savings.

I understand what your saying about the PM, but isnt it their job to find ways to save a property money? These are big managment companies im normally working with and I think if a manager saves an owner that much money it could only help them out too.

Also I would love to just contact an owner and show them this. They would be all over it as in the cases of some of the hotels ive done and other properties.

I have worked with many PM's and I break it down right in front of them. You will save 40% on your water bill a month. My product is maintenance free and is accurate. They have it all in front of them, all they have to do is propose it to the owner. Its not some new product just hitting the market either, I cant say what it is but we all use it daily...

I understand they arent getting anything out of it but why have a managemnt company if they arent doing what their supposed to?

I want to start off by saying I am new to posting on this site but have been reading around for a while.I appreciate any help I can recieve.

What I Do:
I own a small property in florida that I manage myself, but I also own a business that speciallizes in Multifamily, hotels and some commercial. I contact properties that are mainly in areas that offer rebates on my services and in places that can benifit the quickest. I contact my properties through some cold calling but the majority through managment companies that I am a vendor for.

I meet with them and show them what, how, when, and how much they can save as well as cost. Im in water conservation.
My problem and question is with the property managment companies. After I meet with a property manager and show them what I do and what can be saved as well as a normal ROI in most cases being a year or so. I then send a breakdown of everything and await their response. Thats just it, I wait. Then I contact again, and again. Never getting a real response. Before you know it, months go by and they could have saved tens of thousands. I have worked on many properties with great response and success, but always have the same issues just leading to the installs.

My Question:

Do these managers at the managment companies not contact the owner of the property with the proposal and tell them they could be saving half on their water bill with a quick ROI?

Why dont they give me a yes or a no after meeting breaking down everything?

Has anyone delt with situations similar to this and what are your experiences?
