Commercial Real Estate Mentor wanted

I'm just looking for a mentor for commercial real estate investing. I just started to read up on it and doing my research to learn and find it very interesting.

I'm currently in the middle of buying my first quad plex but I want to go bigger. I'm interested in commercial retail, apartment complexes, or open to others.

Some questions, what's the best way to finance? What is the down payment percentage normally and are there ways to get the loan with a smaller or no down payment?

Any books or information you suggest to read I'll gladly look into as well.

@Kelby Cox

There are plenty of people on BP and beyond that will mentor you for fee. If you're looking for someone to do it for you free of charge, you have to be able to provide value to such person first prior to asking anything in return. Ideally you don't even ask and they offer it to you for your good deeds to them.

There're plenty of books on the topic. You can start with David Lindahl books on MFH investing.
