New Eviction Law in Upstate New York
Hello everyone! I have a question about how do we have to change now lease agreements according to the new eviction law in Upstate NY? Do we have to serve 14 days notice after nonpayment rent? Should be still have grace period 5 days?
Thank you for responding.

There's been a lot of upheaval over this, and some lawsuits have sprouted up downstate.
I imagine this varies largely by region at the moment. For example, in Binghamton all evictions are halted until the courts can figure out how to interpret the law. In the meantime our assemblywoman is meeting with local landlords, investors, agents and attorneys to hear the concerns and see what we can do, if anything. But my investors are very unhappy at the moment.
One of my bigger clients with 250+ units in Binghamton consulted his attorney on the law and she was kind enough to summarize it line by line for him. It's all very complicated and I would say ask you attorney, or an evictions specialist in your area, to be sure.
