Co-living Communities / Housing as a Service: Request for info

Hi everyone! I'm looking to build a co-living apartment community in the Bay Area with the following features: 

-  Fully furnished and some amenities 

- Easy to discover and book apartments 

-  Flexible leases. 

I'd love to speak with anyone who has experience in this area? Or has knowledge about the following: 

-  What works or doesn't work in co-working communities? 

- How do you get people to love their apartment?
