Rental - Told cannot gain title insurance being occupied HELP

Filp/ reno specialist here -  Now found my first two family  TO KEEP and deposit is down. attorney is telling me i can't get clean title insurance unless the old owner is gone. How is everyone else buying with occupied and i can't? baffled. This is southern NH

@Justin Tuminowski that doesn't make any sense.  Old owner being in the property won't affect title, especially on sale/leaseback.  Is your attorney a RE attorney?  There must be another issue.
