Tips on Multi Family Homes in CA?

Does anyone have any tips on investing in Multi Family Homes in CA? Yes I am reading books, forums, blogs, watching videos and listening to podcasts about investing in RE, but any more information before actually investing would be greatly appreciated. Thanks!

We have had 4 MF acquisitions (14-16 unit ranges) in California in the past year and there is definitely upside if the right deal can be found. Some cash flow day 1 and some do not but with value add strategy, cash flow can be easily achieved within months of acquisition. The bigger upside than cash flow is actually appreciation...not from market appreciation but by increasing revenue and NOI and making improvements.
