Yeah. It makes me wonder why they have to open a user on every forum to publicly clear their name, yet there isn't one real user that can show something they have really done. smells fishy at best.

Question - A lot of times there is a name on file but they don't live on the premises, how do I actually find the number for the property owner? I tried a lot of the free resources and most of the numbers are not working.

Post on Craigslist seems like another 'guru' but I cannot put my finger on it, he seems to be following Cherif method, not sure what to make of it. Anyone tried them?

What do the comps say? Zestimates can be off by hundreds of thousands in areas with million $ homes.

Thanks all. The property is in decent shape so not much rehab to be done, it is off market for personal reasons that I cannot disclose but makes perfect sense.

zestimate - which I know might be off - shows between 1.25 and 1.5 so its safe to assume a 1.2 sale price.

property has gorgeous characteristics and might even make an excellent AirBNB so I am still trying to somehow make this deal work.

Any help?

What are the actual comps? Start there. Zestimate means absolutely nothing.

Whats the best way to run comps on a virtual deal before getting the house under contract?

Hi all,

General question, I have around $50K that I don't want to keep in cash with inflation and all uncertainty, with the market as hot as it gets what would be a good investment idea that I can execute quickly to park the cash in a safe haven?

Thank you. any ideas on the negotiations? that is really my question. What would be some good ideas for me to offer?

Hi all,

I am in need of a small retail space, and I figured with the current situation with COVID I may be able to get super good terms with sellers or landlords. What would be a good creative method to utilize now? (I am dreaming of getting space with no money down or free / almost free rent) - please help with some creative juice... :)
