Financing Triplex @ 5.38% Fixed for 30yr - 25% Down

Looking at a Triplex for $135,000

3 one bedroom units - all rent for $500 (1 currently vacant)

Chase bank offered me a 25% down 5.38% fixed 30yr am.

Is this decent in this market? Where can I get a better rate? Does anyone do 20% down anymore?

My credit is great and I have plenty of cash for the down payment, but i'd like to take advantage of low fixed rates by leveraging as much as possible.

BTW I am in Kentucky. If you have any lenders to recommend or other advice I would greatly appreciate it.

Rates and everything sound good, but the deal itself does not sound that great. Asking price seems high.
