Section 8 Transitions

Bigger Pocketeers,

Anyone have recent experience repositioning Section 8 multifamily properties?

I'm underwriting a smaller MF deal in a gentrifying South Florida neighborhood and am looking to chat with someone who's had experience with this type of underwriting.

Specifically, how long does it take to transition? Are there HUD/federal restrictions with regards to tenant evictions after notification? My understanding is that owners must notify HUD at least 2 months prior to renewal.

Thanks in advance for your time.
