RUBS In Minnesota - sending invoices to tenants

Team, curious if anyone on this has implemented RUBS in Minnesota? 


If so, would love to learn who was used. I've heard of Invoice America before...

Yes, we do RUBs. It’s a great way to get utility billed to the tenants without going through the expense of sub-metering, which is often times cost prohibitive. 

Before you decide to do it, you need to find out if the market will support it. If neighboring properties are implementing it, then you can be confident that you can, if not, it may be worth trying, just don’t nderwrite it.

The other thing to realize is that not all areas allow it - most do. Also, make sure you understand that you cannot implement it in the middle of a lease, so you will need to wait for expirations or move outs.
