Edgewood or Belvedere park?

Hi BP family,

I’m an OOS rental property investor having trouble figuring out which one to go for.

I'm looking at these 2 investment properties in Atlanta from MLS.

1, Duplex with 3bds/2bth in each at Edgewood, lot closer to down town.

2, Quadruplex with 2bds/1bths each at Belvedere park. Much cheaper than the first one, and I guess ROI is little higher than the first one.

I got absolutely no idea about Atlanta suburbs and don't know the appreciation of the property value in those suburbs either. I do care about the appreciation as well as ROI.

Would appreciate any thought and advice from locals as well as others investor in Atlanta!
