@Heather Gates Keep looking and analyzing. After you make additions and some changes to your expenses that property is no longer cash flowing. You need to up the capex, vacancy, most likely taxes, and maintenance. I do not know the location or age of the property but there is no allowance for snow removal or gardening. You should factor in a PM whether or not you are self managing. I'd want to get the price way down or move on. All the best!
