Hello! I am a 23 year old investor from Abilene, Texas and will be building barndominium multi-family quadplexes in my area. I am probably not the first to do it, but I do not see it wide spread. I am a contractor myself so my costs can be lower than most. However, I feel this will be a fantastic way for southern or rural investors as the barndominium look is becoming "in-style". It mixes lower building costs with the same appraisal values as normal construction (in my state/area at least). I am projecting an all-in cost of $1,150,000 for 2 quadplexes and 6 30x40 rental shops. Each unit will be 4 bedrooms and 2 bathrooms and 1,500 square feet for 12,000 square feet total. Each rental shop will be 1,200 square feet, insulated, have one water spigot, and minor electrical. I am expecting a cap rate valuation of between 7-8% or between 2.35M and 2.7M. What do y'all think of this strategy? Has anyone else done the same? We are currently constructing the metal building for phase one (quadplex #1).

Hello! Wylie graduate (2018) here. I will say Wylie is definitely the best area to invest for buy and hold in the Abilene area. You can definitely also find deals in the 160-200 range in the Chimney Rock neighborhood, Champions neighborhood, mesquite forest area as well. Post: Taxes Selling After Cash Out Refinance

I bought this property for 80,000. It appraised for 171,000 and I took out 137,000 and paid off the 80,000 mortgage and kept the rest to reinvest (57,000). I was wondering if I sold the property for 185,000 if I would end up paying taxes on the 185,000 less the 80,000 or 185,000 less the refinanced mortgage of 137,000. Any input would be appreciated. I am waiting to hear back from my CPA and understand all advice I get is just individual input. However, I am curious to hear what y'all have to say about it.

@Amy W. I would take a nicer approach. I would reach out and see if there is a reason for the lateness of the rent. Maybe you could work out a deal to change that due date by a couple of days. (Maybe charge a one time fee to do it) Maybe this tenant gets paid on a weird schedule. However, if they show reluctance or are not willing to work with you, I’d not renew it.
