4 plex vs Apartment ?
If a new REI does their research and is pre-approved for $400k - should they start with as many units as possible? Theoretically if both deals make sense and are doable financially, which one is better and why?

@Rosemarie Farnum All things being equal I would pick 'more doors' everytime. The economies of scale become very attractive with more tenants under one roof; leverage is way better too. Just imagine raising the rent by 75 dollars per month across 10 units. All the best!
