I just bought a house that has an addition connected off the main house. The addition has a large living room with a fireplce, closet and full bath, and separate entrance. I would like to turn this into a studio apartment rental. I am trying to figure out if I should furnish it, install kitchenette, and washer dryer......any ideas and suggestions are greatly appreciated.

If you have room, you want a full kitchen, no matter how small. Smaller appliances are fine, they just have to be there and work. I've done as little as 18" of countertop space not counting the sink space. Laundry would be next. In studios I've used all in one washer dryers that fit in the same space a dishwasher does, under the counter. They can also go in closets and they're not vented, they condense the moisture and drain it out. They're great for a studio. I think furnishing it is a great idea, especially if it's a tight space or oddly shaped.
