What makes a good wholesaler

So I just started getting deals through a wholesaler and I was wondering a few things. Is the wholesaler supposed to send you the amount of bedrooms and bathrooms per each unit with the Rental amounts if occupied and market rents if not. Are they supposed to outline the yearly tax and insurance costs. If repairs are needed do they specify what they are. Obviously I know they arent required to do anything just wondering what makes a good wholesaler. Please Advise Thank You

The less information you get from a wholesaler, the better. They can be relied upon for the address  of the property and for their asking price. Relying on a wholesaler for anything more than that is a recipe for disaster. You need to do your own due diligence.
