Structuring three way partnerships
If I were to put together a person who what a deal and will be the "boots on the ground" partner with someone who will fund either the whole deal or just the downpayment and use their credit for the loan. How much percentage of ownership should I get if I'm essentially doing the least work in the deal and just putting the other 2 partners together?

You'll need to have an ongoing, active role in the deal or invest in the deal to get an ownership percentage. Whether it is a JV or syndication, you cannot have ownership of the GP if you don't have an active role or a LP stake if you don't invest. If you just brought the two-parties together, your compensation is a "thank you" from the two parties.
