Metro Atlanta Capital Partners: What do you look for?

I've been "collecting" and analyzing multifamily deals in my hometown of Atlanta for quite some time. I'm very familiar with SFR, but have surface knowledge of expectations when it comes to multifamily. I've found great cap rates, ROI, NOI, etc...I just need to ensure I'm looking for the right things and when those things come around, I need a network to make it happen.

Some primary areas I'm interested in:

-Thoughts on Section 8 multi-family

-Investors interested in areas surrounding Mercedes-Benz dome (English Avenue, Vine City...AKA The Bluff)

-Target financials

-New constructions vs. fix up vs. as-is

-Syndications/fundraising/private money/loans/etc.
