@Account Closed, I am sometimes accused of being negative, even though Memphis is my favourite city, BUT

Multi family in Memphis is REALLY REALY REALLY hard to manage.  In the last 10 years I have watched countless out of state investors lose fortunes in multi family. Unless you are in A or High B grade areas, the quality of tenant is very poor. So unless you can find great multifamily specific management, run Forrest run.
