Worth to direct mail this 6 plex?

Hey guys! Hoping to see if some of you could give me some insight on what you would do. So here's the situation. With my trade (day job) I have the ability to go to different neighborhoods and see what's out there that's worth investing in and the type of neighborhood that would be worth doing so. 

I stumbled upon a 6 plex that is in a c+ area. Talked to the neighbor next door for information on it. Place has been completely vacant for over 6 months. Everything around it has completely over grown. He told me that this guy has struggled to get Tennants in there for whatever reason.  

Here's what I know. 

Unit is a c class property from the 30s.

Annual taxes are around 6000.

It has 1- 3br 1bth

It has 4- 2br 1bth

And    1- 1br 1bth

FMR for the area with those units can range between 5800-6600 depending on if I wanna go lower to get tennants in the door.

From the looks on the outside it definitely needs a new roof, new paint job, soffit. Plus, it would need a parking pad built. 

I also know that it was bought for 191k. This area also is low crime and I live only 8 mins from it so I know I can manage it without issue. If I had to guess this property is gonna need at least 80k-100k for repairs I believe.

Trying to build a strategy to attack this if it's even worth while. I know commerical financing gets more tricky and I'm still trying to understand it. Any suggestions would be greatly appreciated and I'll try to answer any questions I can! Thanks in advance!
