Gotcha Gregg, I asked because a lot of investors ONLY look at zip codes and 32205 includes Riverside and Avondale, the 32207 includes San Marco and then 32210 has Ortega. Tough areas to make cash flow, but there are other parts of each zip code, for sure for a great return.

Hey @Ashton Fry NC beaches are not NE FL beaches. For instance, you have FL/GA, the Thanksgiving weekend at Pete's, We have had weekends of music at the bandshell in jax beach. FL is a destination state, we also have Mayo Clinic, ranked the #61 hospital in the world out of 2200 hospitals. We stay busy at the beaches area. There are no slow times anymore in the beaches area.

Reach out to non-owner occupied properties, ask the landlords if they are interested in selling, some are probably sitting on windfalls that Uncle Sam will bite off, so Owner Financing may be available too.

Go online to Airbnb in Avondale and reach out to some of the "hosts" to get the answers.

Call the mortgage brokers and ask them if they have a 6 month product for excellent credit. No need to give them all your data. 

I would look at the nefar data and see what is selling for what around town.

3-5% sounds like an FHA loan that would require 1 year of residency. I got a 10% down that I only have to live in for 6 months.

@Inbar Moshkovitz Don't get caught up in A, B, C or D class of houses, look at what stuff sells for, what people want if flipping and what they can live with if renting. Get better at seeing what something is really valued at vs what someone is asking. Start getting familiar with the values of properties at NEFAR based on past sales. Invest based on the neighborhood. Lots of different class homes all throughout neighborhoods.
