Syndication on Off Market opportunity

BP professionals working on my first MF opportunity, I have the LOI submitted waiting sellers answer submitted two different option to broker, one with seller financing and one with new loan. Currently putting a team together have a couple of syndication lawyers but haven't completly decided on the one yet. My question is after I put the numbers together on paper what is a good way to attract investors to this opportunity. I know every investor has a different rate of return, so is there any one willing to look at my package and critique it to see if it makes any since.
