Syndication on Off Market opportunity

BP professionals working on my first MF opportunity, I have the LOI submitted waiting sellers answer submitted two different option to broker, one with seller financing and one with new loan. Currently putting a team together have a couple of syndication lawyers but haven't completly decided on the one yet. My question is after I put the numbers together on paper what is a good way to attract investors to this opportunity. I know every investor has a different rate of return, so is there any one willing to look at my package and critique it to see if it makes any since.

You should always try to attract and talk to investors before getting a property under contract. Build solid relationships. 

Investors will want to know more about you vs the deal. The returns are secondary, they want to know your background and what you have done. 

That said, you should make sure to have a team and a business plan in place. Don’t go talking to investors without knowing what your plan is.
