Being a new investor that wants to start in multifamily, can you be successful in your first buy & hold property without any cash reserves or wholesale until you can build capital to a significant amount before holding on to your first property ?

No, you need to have cash reserves for the property. Things go wrong, and you need to be able to address them. Either wait until you are able to have reserves on your own, or partner with someone who can put up the reserves.
