Tenant turnover rate?
Hello, what is your expected yearly tenant turnover rate look like? How many do you expect on a yearly basis to lose / gain? How often do you have units empty for 6 months or more?

Our turn over rate is about 32% annually. In the past several years we have actually profited because of turn over and being able to raise rent, but don't expect that. I would count on loosing 1/2 months rent (between repair expenses and loss of rent) in a good market. We have never had a unit vacant for over 1 month
One major thing to note with what I posted - this is all very specific to the city and neighborhood you are buying.
