What is the best list for direct mail info to Multifamily owners

I am looking to do a direct mail campaign to Multifamily owners in my target markets. I have read a few mixed reviews of different companies that provide lists. Has anyone recently used and been happy with a List Source or Property Shark, or one they would recommend for 50-100 unit sized apartment owners.

Also any feedback on DirectMailTools.com would be helpful.
