Newark NJ Multifamily Investing

I am interested in purchasing a property in Newark NJ and have found a home that fits my criteria. I am not too familiar with the sections of Newark. From my research I've discovered that the West and South wards tend to have the most crime. The home is located in Lowers Vailsburg which is in the west ward west of the parkway. Through my research I have found that east of the parkway on the numbered blocks is where most of the crime takes place. Just wanted to hear thoughts from investors in that area regarding the west ward section. Any insight would help. Thank you!
