Buying a duplex in Los Angeles

 Hello everyone, My question is in reference to buying my first duplex. I have a friend who owns 2 duplexes in Los Angeles and one single family dwelling in Texas. He is quite motivated in getting rid of these properties. He has owned them for years and has built up good equity in all of the properties. He is tired of being a landlord and is very interested in doing a deal ASAP. My question is what would be my best strategy in acquiring at least one of these properties?

Thank you all for your input. I'm sorry but I am new to Bigger Pockets and took a leap of faith in posting my question on this forum.
