Seller wants a Purchase contract with 50k deposit upfront

Hi After making our bid on a property, seller accepted price and is asking for purchase contract with 50k deposit.

We only got a one page "confidential" statement of the property.

1)How can we verify that what they are stating is true

2)What's the next step
