multifamily TK operators

I'm looking at different cities for possible investment.  My goal is to pick a city and focus in this city for all future investments.

I'm looking for multifamily (2-4plex). I'm in the process of getting prequalified and have about $25-$35K for down payment.  I've looked at various cities in Texas, Memphis, and KC.  I prefer A and B locations.  

I don't currently own RE (I used to). All my RE investment is in crowdfunding equity and notes. I enjoy receiving the 8-12% monthly and quarterly pref. dividends but all is taxed on ordinary income.

So besides cash flow I need the tax benefits of owning RE (depreciation...etc).

I would like to hear back from investor agents that can recommend location and provide advice.

With your down payment amount you might only be able to purchase $100k duplex at best. These will NOT be A or even B type locations but maybe C- at best. The numbers will look great on paper. Most tk providers I know don't sell them Bc they are in lower income, higher crime type areas. These are best left to local investor to purchase. this is just my opinion but I can tell you from experience we sold our last duplex 5yrs ago and it didn't perform like planned. Good luck
