I live in Orcutt, Ca and am currently in the market for multi-family properties. The problem with my area is lack of inventory, and what there is for sale I have not found a cap Rate above 4%. Any advice for looking beyond cap rate to analyze deals or should I just steer clear until prices correct? I have been looking in the Phoenix area as well where cap rates are higher.
