Thanks for the posts guys. I am in the early process of building a 55+ park in Ca. I have 70 acres set aside for it. Have any of you ever built a park?

@Patrick Hall My investment into the deal will be the land value. My partners investment is construction cost, so we need to set raw land value in order to establish ownership percentages.

I am currently working on rezoning property for senior mobile home park and was wondering how to value fully entitled mobile home park land? Is it similar to single family residential? The park will be leased spaces.

I have been lucky with renters over the last 5 years, and have rented to people I know.  I am currently going to rent to a stranger, and want to know from BP what is typical to ask for up front?  First & last plus a deposit?

Anyone have thoughts on what it will take for the current real estate market to come back down to earth ? Out here in California prices are crazy high. IMO. Rents continue to rise but not fast enough to keep up with property values.

I own 138 acres in Santa Maria, ca. Santa Maria is between Los Angeles and Silicon Valley. I was curious if there were any BP members out there who have found property for tech companies to build campuses on? I want to court a company to develop my property and bring job growth to Santa Maria.

@Steve Hodgdon thank you for the reply.  I agree with you about our market.  $1700/month on a 350k investment isn't the greatest of returns.  I am involved with some owner financing deals in Florida where we are getting $1200k per month on a 100k property.  I like having my money invested close to home but the CA market is making it tough.  I want to buy some apartments but I can't find a cap rate above 4% on the central coast.
