MLS vs Buying from investors????

So it's been a month now since I decided to get started looking for properties (duplex, 3-4 plex). As of now all the properties I've looked at have been in the MLS. I've read that a few of you have purchased properties directly from investors. I wanted to know what are some pros and cons from using this strategy and if it works great for some of you.
