Can someone PLEASE tell me what I'm doing wrong?

I still can't believe I've been given this oppertunity. ALL THAT BEING SAID I'm not able to close the deal. Either they don't hit the million dollar mark or theres something I don't know what I'm so frustrated and confused I''m at the end of my rope. I refuse to throw in the towel but I cant for the life of me figure out what the heck I'm doing wrong. Can someone Please give me a little guidance here. Some one throw me a bone of wisdom. I don't want to disappoint the great man who gave me this oppertunity and yet I've been at this for several months and NOTHING. What should I be doing different,

@Melissa McGuire Please don't take this the wrong way, I'm trying to offer some guidance.

I honestly have no idea what you wrote in your initial post.  Are you approaching(whomever you're trying to sell something to, honestly I don't know haha) the same way?

The advice @Chris Tracy mentioned is great, call them and ask why.

If they did not need a million dollar loan the you are associating with the wrong people.  Find out where the people are that do need a million dollar loan.  I used to hang around some Guru events and meet passive investors.  You could also meet potential borrowers as well.  There are many apartment event around California.  Find one in your area and meet the potential borrowers face to face.

@Melissa McGuire- If possible, survey the people you are unable to close.  Get to know them, not just as a dollar sign, but as a person.  Build rapport.  Ask them, "So Mr. Tracy... I like to get to know my clients, so I can serve them better... so I'm curious... Why didn't you choose to go with us?" or something along those lines.  For anyone trying to sell anything, the best thing you can do is have an intimate understanding of your target audience.

Jumping into commercial lending is a tough task but you can do it.  I have been at it for a few years now and feel your pain.  You need to cut bait fast on deals.  If the client says something like "you're  the 10th lender I talked to" don't waste your time.

Work your referral sources brokers, attorneys, cpas.

Remember Everyone can quote a rate (most of the time its lowball garbage) so try not to get in the rate chasing game.

There is an apartment expo in LA and in Oakland every year those are your clients. Look on loopnet and find the agents selling those bigger complex's or commercial over a Million and network with them. Their clients will be the same as yours. That is how I choose who to network with I find the people that will be working with the same types of clients as myself. I also like to shop my competition to see who and what I am competing against I have actually built some good relationships with my competion and occasionally we will ask each other for advice.

Thank you guys for the advise. I had a moment of feeling sorry for myself. I'm gonna pick myself and dust myself off and remember the good Lord didn't bring this far to let me fall on my backside! I love the tree quote thats fantastic. I'll do like you guys suggest. The thing about not going with us its to so much that its that the people I spoke with didn't need a million dollar loan. I mean its a boat load of money to me but not to our president.  I shall over come thanks again

He's told me it's a matter of odds. The more inquires I make the better chance I have of finding someone in need of our services.  This mans the really deal.  My family ran a back ground check before I started with the company and its all legit.  So what do you think I should do.  My head is swimming my ulcer is out of control, and my personal life is non existant at this point. ThankGod my husband is an understanding man.  But I work on commission and well with out finding a client I dont get paid.  I don't know how much longer I can hang in there. the will is there but the clients arent' so what am I doing wrong.
