Hi bp

Seattle area, I am looking to buy my first multifamily with a business partner, my plan is to have my partner move into the unit so we can get it with 3.5 or 5 percent down,  probably 4 plex so we don't have to deal with commercial real estate?  Most likely Everett area, do you think this is a solid idea because I'll give a gift and take part ownership at closing, would really like to start making positive cash flow off the place
