Coming to Buffalo, NY

Hello BiggerPockets, I want to get started investing in Buffalo, NY and I want to know if anybody on here works in the area and is willing to chat with me so I can get some insight on the conditions of the market in Buffalo. Buffalo is my hometown and I'm hoping to get in the area and help improve some of the more rundown areas. I will be arriving in the area towards the end I the month and would love to speak with any investors that currently have a deal in their sights and would like to partner or any realtors that have a lot to offer to a new investor. I'm looking to buy some rental property near the downtown area but for the right deal I would consider investing in different areas. I have a little experience shopping around but only in the San Diego area so I'm not a complete newbie, just haven't found my first deal yet in this extremely hot market. Hi Donnell, 

I live in Buffalo and have been watching the downtown market the last couple of years. Real estate market is definitely inflated at this point, especially downtown, near the new medical campus, around the Elmwood strip and area around Hertel Ave. You may still get some deals if you go to the far West side, which seems to be possibly up a coming, or the east side. My personal opinion is there are so many new apartments available currently, that it is going  start to bringing the rental rates down. The downtown area has come a long way, but I don't know if there are that many people moving to Buffalo to keep up with the available housing. Glad you are thinking of coming back to your hometown, and if there are enough of you that do that, maybe all these available apartments will be filled.
