Looking for advice on good markets to buy commercial apartments

Hello I am  looking to buy a commercial apartment building out of state 30+ units. I am in N.J. and things here are so expensive and barely sell. I am looking to start farming areas for deals and would like some advice on specific counties or towns that seem like they would be worth investing in. Ideally I would like something that has an increasing population, increasing employment rate, and that is diversified for example that isn't all depending on one sector of industry ie a military base (if it closes unemployment will go up massively). And something that has affordable prices I feel like the south would probably have areas that would fit that criteria. Any feed back on areas you are having success would be greatly appreciated.
