multi family investing

im very interested in investing in a multi family apartment, duplex, triplex, and so forth. I have about 30,000 dollars to drop as a down payment. im also enlisted in the world finest United States Navy. I am open to any pointers, advice, do and donts. I own a home that I spent 130,000 on that is occupied with my wife and 2 kids including me. I am extremely motivated to invest in a multifamily real estate. like I said any advice and or way of using math to calculate the profits and such forth. I am enlisted in the navy as a Seabee, a construction force. so majority of the property management will be done by myself.
