Chicago South Austin Neighborhood Multi-Unit Investing

I just recently put in an offer on a 2-unit with a garden unit in the basement. It's located in the South Austin area of Chicago. I love the property but I am unsure of the ROI and the area for purposes of tenanting decent rent paying people and a good rent to start with. This will be my very first property and first investment into real estate period. I've been researching real estate investing for years and now that I have finally taken action, I'm afraid it may not be the best move and that I don't enough about being a landlord to be confident in my decision. Does anyone have any valuable advice or guidance???? Please help! Thanks

 1st things 1st-  An an investor Never fall "In Love" w/ a property. Fall in love w/ ROI. Regarding the ROI, you can find out the potential for rent thru an agent, tools like rentometer,...... Here's a BP Guide Fair Market Rent.
