Kansas City Multifamily Property Managers - Any suggestions?
I am looking for a good Kansas City (MO) multifamily property manager, or a good recommendation. Someone who knows there stuff about submarkets, rents/month on rehabbed units, local comps. I am trying to build out my team on the ground in KC. Any suggestions please let me know.
Cheers
Reed

Love the KC market. Joe Fairless has had a couple of major apt. investors from KC on his podcast in the past year. I think one of the BP podcasts also featured a KC investor. If you can find those, one of them was a property manager, and the other would certainly know of a good one.
The other option: Call the Top 5 brokers with KC listings on Loopnet and ask them for a recommendation. If 2 or more mention the same firm, that's who you want to use. THEN POST THEM HERE so we can all benefit.
Keep in mind that the company that manages units in the Kansas suburbs may not be who you want to manage a 90-year-old brick unit in Midtown or NE Heights or the Plaza. I want a manager whose office is pretty near the property, and also manages other properties nearby. I don't want them having to drive 30 min. to see my place. I want them to stop by it when they're managing another building 1 mi. away. Also, if they have several properties in the area, they will know rent comps much better than a suburban manager.
Also, why not post on the local REIA group sites? https://www.meetup.com/KCREIGroups/ and https://www.meetup.com/Jackson-County-Real-Estate-Investment-Group/.
I also look at the Google and Yelp reviews for PM's. Not for the investor feedback, but the tenant feedback. If everyone gives a PM 1.5 stars, that's not the company for me.
Another trick is to drive around, look at buildings, and see whose sign is on the front...if you see the same sign on lots of buildings in the area, that's a good "sign."
I'm interested in the KC market. If you find the answer, please clue me in. If you're an experienced syndicator, I might be willing to place $50K in a deal there. Prefer Missouri side.
