Hi!  I am new to Bigger Pockets.  I would like to buy a property that has 7 commercial units in the 1st floor and 16 unit apartments on the 2nd and 3rd floors.  

Most tenants in the 16 unit apartments are section 8.  

I would like to renovate the 16 unit apartments in the 2nd and 3rd floors.  How do I go about updating 16 units without losing the 7 commercial unit tenants? 

By law, do i need to vacate the 7 commercial unit tenants as well ?
