Thanks Kevin.  What about seller financing- 80 Percent bank finance and 20 % seller?  I pay 20 percent back over the course of 2-5 years? Or other strategic way of closing the deal?

Good Morning BP members.  Would it be difficult to ask what your opinions are on this situation.  The seller and I (buyer) agreed to purchase his single family home for $109,000.  When the home inspection was done, there were big ticket items that needed work: needs new HVAC, new roof, excavate eroded and leaking sewer made of cast iron, install new sump pump.  The seller informed me that he can't repair/replace the any of these.  The seller owes $106,300 on the house.  He said he can't lower down his asking price for his home since his outstanding mortgage is $106,300. My initial plan was to buy the house with bank financing since I have been approved by the bank to purchase his house. How do I proceed when he is fixed on his price and there are big ticket items that need work?  Thank you.

Thanks Ray.  I guess we can also put a digital thermostat to the electric baseboard to save on the electric bill.

Hello. I would like to know how does a landlord approach or  evict tenants in a 16 unit apartments located in the 2nd and 3 Rd floors without conflict and without affecting the 7 commercial tenants in the 1st floor ?

Hi Vic, Zach and Michael.  

Thank you for your opinions.  The units are 1-2 bedroom apartments.  And to change them to ductless mini-split costs around $3,000- $4,000 each. So, its quite expensive if you have 20 units that you have to replace.

Hi !  I would like to know what are the opinions of landlord regarding electric baseboard.  Are electric baseboard in a multifamily apartments, more than 4 units, a turn off for future tenants?

Hi Vanessa.  Thank you for your time. I double checked their income and expenses.  Yes, the trailing 12 are right for income and expenses.  The $50.77 are cost for the ceiling panel.  The renovation costs to upgrade the units are approximately $200,000.   So, what do you think about this deal?

We found a property that has 16 units comprising of 4 units- 2 bedroom apartments, 12 units- 1 bedroom apartments (2nd and 3rd floor); 7 commercial spaces in 1st floor.  
Currently, 2 commercial units are vacant and the 2 bedroom apartment in 2nd floor is allocated for the building manager.

We would like to know your thoughts on the numbers.

Asking Price:  $1,350,000

FINANCING OPTIONS:

1. Seller Financing: 5 percent for 1 year with NO money down then seller will adjusts depending on prime rate

2. Bank: 5 percent for 10 years

Plan: 

1. to renovate the 16 unit apartments so I can raise the rent to $600/unit for 1 bedroom and $800/mo for 2 bedroom unit

2.  Refinance the property with a local bank for 10 years fixed with a 20 year amortization for 5%.

INCOME:

Laundry Income 3/22/16: $82

Rents from 5 commercial spaces (2 units vacant) (6,207/mo)= $ 74,484

Rents from 16 unit apartments ( $ 7,620/mo) = $ 91,440

Late fees: $ 600

TOTAL Income: $166,606

EXPENSES:

  1. Bank Service charges ($67/mo) $ 882

  3. Garbage removal ($110/mo ++) $ 1,573
