I am working on making my first multifamily purchase, and I am looking for an EXPERIENCED COMMERCIAL REAL ESTATE AGENT.  I currently have a re agent but he does not have any commercial real estate  experience. In my search  for  a multifamily,  I am becoming aware of mine and my agents knowledge shortcomings. If you have excecuted multifamily deals in DFW let's talk!

You need to list the deal size you are buying ( 1,5,10 million etc.), whether (stabilized, vacant, value add 50%), whether A,B,C,D location and A,B,C,D building, how you are going to fund the transaction ( all of your own cash, some down and a loan, a syndicate), minimum going in cap rate you are seeking.

An experienced broker will want to know your track record, capability, and how realistic you are with returns in the market before deciding whether or not to spend time with you and present opportunities for purchase. Anytime a broker presents deals to a buyer that doesn't perform or is flaky the brokers on the sellers side or the seller you are dealing with directly ( single owner, developer, large corporation.) has a long memory. So it can damage a brokers reputation for the future and being presented future opportunities first for their clients.
